What every routine visit includes
Test and balance sanitizer, pH and alkalinity
Add standard maintenance chemicals as needed
Inspect and rinse the filter
Wipe the waterline, clean accessible surfaces and vacuum debris as needed
Check water level, temperature, flow and circulation
Look for visible leaks, unusual sounds and equipment behavior
Record service notes and flag developing problems

Monthly — $139
Best for lightly used homeowner tubs and seasonal properties where the water remains stable between visits.
Biweekly — $229
Recommended for most regularly used homeowner tubs. Two visits per month provide tighter water control and earlier warning of equipment or water-quality changes.
Weekly — $349
Best for frequent residential use or owners who want the closest ongoing oversight. Vacation rentals should use the STR Guest-Ready plan because turnover-driven use requires a different service standard.

Routine maintenance is not a drain every visit
Most visits are water care, cleaning and operating checks. We recommend a drain only when water age, contamination, high dissolved solids, neglect or a specific condition makes a reset necessary. A drain/deep clean/refill is a separate service starting at $295—not an automatic monthly charge.
What is not included
Parts, filters, specialty chemicals, large-volume debris removal, biofilm remediation, diagnostic work and repairs are separate. We explain the issue and obtain approval before billable work outside the plan.
Maintenance plus repair support
If we see weak flow, heating loss, leaks, error codes or abnormal equipment behavior, we document the symptom and recommend the next step. Scheduled diagnostics start at $149.
Seasonal Poconos care
We also provide winterization, seasonal start-up and drain/deep clean/refill service for homes, cabins and vacation rentals across the Poconos.
